Recently put a gym in my garage. I live in Ontario, Canada. In Winter temperatures can be around -30 sometimes but usually hover somewhere between -5 to -15. Detached home (attached garage), garage is insulated (likely older insulation). Garage door I don't believe is. 1 car garage, probably about 200-300 sq ft. 1 17.

My experience has been that battle ropes are fun, versatile, cheap, zero impact, don't take a lot of space to store, and get you sweating in a hurry.I started out with the most simple gym set. squat/bench rack, a bench, a barbell, some weights (get a pair of each 45s, 35s, 25s, 10s, 5s, 2.5s). get a two dumbbell handles (you can use the weights you bought on them) and a curl bar. that's it you're set for basically any exercise. oh and a pair of clips for each bar. In addition to what others have said (dumbbells, pullup bar, etc.), there are some other things to look at. Bands are good, and with some suitable attachment points, can be used for a lot of movements. DIY home gym.
